Pepperell Planning Board Approves Pizza Restaurant, Subdivision Bond, and 40R Video

PEPPERELL — September 19, 2022 — Pepperell Planning Board unanimously approved a pizza restaurant, a subdivision bond, and a public education video at its September 19 meeting. The board closed the public hearing and approved a major site plan for Pizza Pizzazz Inc. at 81 Main Street, a 1,856-square-foot takeout restaurant replacing an existing dwelling, with conditions including operating hours of 8 a.m. to 11 p.m. Monday through Saturday and 8 a.m. to 9 p.m. Sunday, dumpster and delivery restrictions no earlier than 6:30 a.m., and a requirement that the applicant coordinate with the highway department on no-parking signs along the southerly side of Main Street. Engineer Jim Basile noted the site provides 11 parking spaces against a zoning minimum of five. The board also accepted a $308,711.90 performance bond from Robinson Hollow LLC developer George Gallagher for road completion at a South Main Street subdivision, with an October 1, 2024 re-review date that will allow lot releases on three lots already under agreement. By a unanimous roll-call vote, the board approved $4,066 from the master plan implementation fund for an informational video on 40R smart growth zoning, to be produced by videographer Nicole and distributed through the town website, Pepperell Community Media, and the school newsletter, with a hard deadline of October 3 set by the board for a finished product ahead of the October 17 public hearing on the 40R warrant article.
