Pepperell Planning Board approves Robinson Hollow sign, defers driveway drainage ruling

PEPPERELL — February 22, 2022 — Pepperell Planning Board grants Robinson Hollow sign permit and delays ruling on disputed common driveway drainage. The board voted 5-0 on February 22 to approve Special Permit 2022-01 for Robinson Hollow, LLC, allowing a temporary non-illuminated 4-by-8-foot real estate sales sign at 110 South Road — three times the size permitted by right — with conditions including a 10-foot setback from the applicant's property line and removal within 30 days of the last lot sale. Applicant George Gallagher of Habitat Communities said the sign would come down once all lots are sold and confirmed it is "not illuminated." The board then unanimously continued a separate minor-versus-major modification determination for the Chamberlain Way common driveway to March 7, after Town Engineer Ken Kalinowski reported finding frozen dewatering trenches, a detention basin near its freeboard limit, and drainage calculations "not stamped by a PE" during a site visit earlier that day. The applicant's engineer must deliver stamped drainage calculations, a 20-scale overlay plan, wetland delineation overlays, and revised easement documentation by February 28.
