Pepperell Planning Board Endorses ANR Plan for 132 South Road

PEPPERELL — June 19, 2019 — Pepperell Planning Board unanimously endorses an Approval Not Required lot-division plan for 132 South Road. The board moved quickly through its standard ANR checklist at a brief June 19 special meeting, confirming the plan carried all required elements including surveyor certification, abutters, and zoning district notation. A geographic wrinkle — the parcel's conservation-side frontage runs through Groton rather than Pepperell — was resolved when the applicant confirmed the Groton-side access is documented, with the board accepting that representation without requiring the document on the record. Members signed the Mylar copies at the meeting table and requested a DWG digital drawing file be sent to the town planner. Before adjourning, one member flagged two items for the July 1 meeting: a separate ANR plan that has come before the board at least twice without the required disclaimer language, now the subject of a town counsel opinion, and a compliance question about whether required inspections and test pitting are being conducted at a driveway project on the former Scotch Pine Farm property.
