Pepperell Planning Board endorses Prescott Street family land split, sets two October hearings

PEPPERELL — September 11, 2017 — Pepperell Planning Board approves two land endorsements and schedules a pair of October site plan proceedings. At its September 11 meeting, the board unanimously endorsed an Approval Not Required plan for a 52.5-acre family parcel at 76 Prescott Street owned by John Cryan, splitting the land into two residential lots and one non-building parcel using a discontinued way — Farrah Street — for frontage, a move backed by a written town counsel opinion. A second ANR for 13 Maple Street was also approved, with one member recusing as an abutter. The board continued a minor site plan for a federally mandated underground storage tank replacement at the Ampet service station at 11 South Road — swapping three single-wall tanks for two double-wall fiberglass tanks totaling 20,000 gallons of capacity — to October 16, pending a required 35-day departmental review. Civil engineer Chad Brannon of Fieldstone Lancashire Zones presented a major site plan for Pepperell Christian Fellowship Church at 17 Main Street, describing a covered porch, steeple, ADA-compliant elevator addition, and new downcast LED lighting; the board set a public hearing for October 30.
