Pepperell Planning Board unanimously endorses ANR plan for Hollis Street commercial parcel

PEPPERELL — February 18, 2016 — Pepperell Planning Board endorses ANR plan resolving a railroad-strip title defect dating to 1936. The board convened a special session February 18 — outside its regular schedule — to meet a railroad-imposed end-of-month deadline for the purchase of a narrow triangular parcel adjacent to Richard Conway's commercial property at 23 through 29 Hollis Street. Surveyor Rose Chalk of Roseland Survey explained that the strip was created as railroad fill for a long-removed wooden trestle and was overlooked in a 1936 county road layout, leaving Conway's lot without clear legal frontage on Hollis Street for decades. The board collected a $75 filing fee and a $50 lot-line-change fee and approved the plan unanimously, with a board member noting the town's tax maps will require revision to reflect the corrected parcel lines.
