Trust Weighs Pebble Meadows Expansion, New RFP

Pepperell Affordable Housing Trust pushes Pebble Meadows expansion and a consultant-led RFP redo. Trustees Peter March and April Babbit reported that EastPoint Properties representative Justin Campbell is open to adding 20 to 40 units to the 41-unit Pebble Meadows senior complex, pending USDA approval and town letters of support, with a roughly $37,000 feasibility study to follow. The trust also discussed hiring a consultant, using Community Preservation Act funds, to rewrite a Nashua Road affordable-housing RFP that collapsed years ago after a developer sought $1 million from the town.
New NMCOG Regional Housing Coordinator Juliette Geraghty told trustees the town's Subsidized Housing Inventory will rise from 2.83 percent to 3.10 percent once 12 pending units are approved. Trustees, who hold roughly $280,500 in trust funds, discussed seeking more than $400,000 in the next CPA funding round and set an October 8 follow-up meeting.
