Pepperell Planning Board Continues 50 Main Street Fire-Rebuild Hearing to July 19

PEPPERELL — June 21, 2021 — Pepperell Planning Board continues 50 Main Street fire-rebuild hearing as lighting plan stalemate persists. The board voted unanimously to push the major site plan review for Peter Marlow of Stegmar Development Corporation — seeking to rebuild a six-family dwelling destroyed by fire — to its July 19 meeting, after Marlow reported he has been unable to retain an engineer for the required photometric lighting plan, saying firms contacted prefer large commercial projects. Members Chuck and Jennifer Jengris held firm that waiving the plan would "set a precedent," and the board reached informal consensus to require it before a certificate of occupancy rather than before the building permit. Marlow also reported that neighbors on both sides of the 50 Main Street parcel prefer no new fence, proposing to limit fencing to the rear property line. In other business, the board unanimously endorsed an Approval Not Required subdivision of roughly 222 acres on Jewett Street — held by the Duke Family Limited Partnership and Winslow H. Duke Revocable Trust Agreement — from two lots into four, with individual lots ranging from about 25 acres to nearly 98 acres.
