Pepperell ZBA continues Woodland Ridge 40B hearing to November 18 over unresolved intersection safety fix. Chair Sean McCaffery's board heard that the applicant, Woodland Ridge LLC, has agreed to fund survey and design work for the dangerous Mount Lebanon Street/Route 113 intersection, potentially supported by a state MassWorks grant, but board consultant Joe Pesnola pressed for exact costs: "If they're willing to do $50,000 worth of engineering and surveying, and it's a $300,000 intersection improvement, then we have something to measure it." Resident Sandra Ciccone read a statement citing "serious public safety concerns" and asked for an independent traffic study; town counsel said regulations bar requiring the applicant to fund one beyond the town's existing peer review. Applicant engineers said roughly 30 septic test pits were dug and the leach field design is about 60 percent complete.
The board's time to act on the 40-home, 45.5-acre application was extended to the end of November.
