Pepperell Commission Sends Cranberry Street Driveway Case Back for More Study
Pepperell Conservation Commission continues Cranberry Street buffer hearing, citing expired wetland delineation and missing state filings.
PEPPERELL -- October 8, 2024, Pepperell Conservation Commission continues Cranberry Street buffer hearing, citing expired wetland delineation and missing state filings. The commission voted unanimously to continue the 14 Cranberry Street Notice of Intent, filed by Harbor Classic Homes, LLC and presented by engineer Brian Marchetti of Friday Engineering, to October 22, after members identified that the wetland line established by Matt Marrow Consulting in an ANRAD accepted in August 2021 expired this past August, MassDEP has not yet issued a file number, and a Natural Heritage filing was submitted without the required fee. Members directed applicant Ron Coyview to formally document outreach to an abutting property owner about a potential easement that could route the proposed driveway outside the 50-foot no-disturb buffer entirely, add snow storage areas to the plan, consult the fire chief on turnaround dimensions for Pepperell's ladder truck, and explore retaining walls to address one-to-one slopes adjacent to the wetland. The commission also voted unanimously to issue certificates of compliance for two completed stormwater phases at 129 Main Street, clearing Blood Team Realty's record under the Wetlands Protection Act. Commission member Rob, who chairs the town's CPA committee, reported that conservation fund eligibility applications are due October 21 and full applications December 13, with Rob and Conservation Agent Paula planning a $50,000 conservation fund application for spring Town Meeting.
