Pepperell Conservation Commission Continues Mill Street Redevelopment Hearing to September 12
PEPPERELL — August 1, 2023 — Pepperell Conservation Commission approves Nashville Road wetland delineation extension and advances Mill Street redevelopment hearing. The commission voted unanimously August 1 to grant a one-year extension to a 2019 order of resource delineation at 161 Nashville Road, sought by Servenka Development Partners and property owner the Mascot Posting Group ahead of a forthcoming notice of intent filing. The commission also continued a public hearing on a proposed office and research-and-development building at 23 Mill Street for Green 1A Investments LLC, accepting a revised plan that eliminates a riverbank-adjacent sidewalk in favor of a striped pedestrian lane within the parking area — reducing proposed impervious cover within the 100-foot buffer from 28,615 square feet historically to 25,220 square feet. Engineer Matt Hammer of Lampllex Engineering said full revised engineering documents, updated stormwater calculations, and responses to town DPW engineering comments would follow a Planning Board session on the related access-easement special permit. The hearing was continued to September 12 after two commission members indicated they could not attend the originally proposed September 5 date.
