Pepperell home prices span $220,000 to $915,000 in latest deed filings

PEPPERELL -- Twenty property transfers were recorded at the South Middlesex Registry of Deeds for Pepperell between June 19 and July 18, with disclosed sale prices ranging from $220,000 to $915,000 and a median of $488,500.

MARKET OVERVIEW The registry recorded 20 sales in the four-week period, of which 16 listed a sale price; the remaining four were recorded without consideration amounts. The median sale price among disclosed transactions was $488,500, with prices spanning from $220,000 to $915,000. A count of 20 recorded deeds in four weeks points to a fairly active pace of property turnover by raw volume alone, though nearly a fifth of all filings — four of 20 — carried no disclosed price, which is typical for certain deed types such as trust transfers.

TOP SALES The highest-priced sale was 4 Ridge Rd, which sold for $915,000. Seller Michelle L. Fayad transferred the property to buyers Ester de Oliveira Bitaraes and Gecimar Bitaraes. At 165 Townsend St, Ryan Michael and Kristen Patricia Coyle sold to Ross and Christy Glenn for $792,000. The property at 75 South St sold for $778,000, with sellers Mark L. Veilleux and Tatiana A. Klinoff transferring to buyers Peter Feudo Jr. and Julia M. Feudo, both listed as trustees. At 1 Kayla Ln, Amanda Rhiannon and Corey Michael Lamarche sold to Danielle Brown and Joshua Ross Price for $751,000. Rounding out the top five, 22 Deerfield Dr sold for $671,500, with seller Kevin P. Monahan transferring to buyer Sean Patrick Monahan, a transaction that shares a surname between the parties.

NEIGHBORHOOD BREAKDOWN Two streets each had two recorded sales. Tarbell Street saw transfers at 29 Tarbell St ($449,900) and 11 Tarbell St ($475,000). Groton Street also had two sales: 30 Groton St ($460,000) and 69 Groton St ($220,000), the period's lowest-priced disclosed transaction. Lowell Road recorded two deeds as well — 34 Lowell Rd Unit 12 ($328,000) and 108 Lowell Rd ($536,000) — one a condominium unit and one not. By price tier, eight of the disclosed sales fell under $500,000: 59 Mill St ($360,000), 103 Main St Unit 18 ($315,000), 103 Main St Unit 16 ($305,000), 29 Tarbell St, 30 Groton St, 11 Tarbell St, 34 Lowell Rd Unit 12 and 69 Groton St. The remaining eight disclosed sales fell between $500,000 and $1 million: 9 Oakland Rd ($545,000), 75 South St, 10 First Ave ($502,000), 165 Townsend St, 4 Ridge Rd, 1 Kayla Ln, 22 Deerfield Dr and 108 Lowell Rd. No sale in the period exceeded $1 million.

MARKET NOTES Two condominium units at 103 Main St — Unit 18 and Unit 16 — were recorded on the same day, July 9, at $315,000 and $305,000 respectively. A third condo sale, 34 Lowell Rd Unit 12, closed for $328,000. The remaining disclosed sales were not identified as condominium units. Five of the 20 recorded deeds show the same surname on both the grantor and grantee side, consistent with within-family or trust transfers rather than open-market sales: 6 Independence Rd (St. Amand to St. Amand, as trustees, price not disclosed), 22 Deerfield Dr (Monahan to Monahan, $671,500), 34 Lowell Rd Unit 12 (Lauritzen to Lauritzen, $328,000), 5 Crawford Way (Rosenberg to Rosenberg, as trustees, price not disclosed) and 32 Elm St (Wanamaker to a trust including Wanamaker, price not disclosed). None of the four price-not-disclosed deeds in the period involved a buyer and seller with different surnames. Separately, the sale at 69 Groton St listed the buyer as Sick Boy Homes LLC, an entity purchase rather than an individual buyer.
