Conservation Commission Approves Single-Family Home Near Wetland Buffer on Pierce Street

PEPPERELL — August 8, 2017 — Pepperell Conservation Commission unanimously approved a Notice of Intent for a new single-family home near a wetland buffer on Pierce Street. The commission voted without dissent Tuesday to issue an Order of Conditions for a 1.86-acre lot at 2533 Pierce Street, where applicant Peter Montesante proposes a house, driveway, grading, and utilities. Keith Murray of Cornerstone Engineering presented the plan, noting the septic system and water line fall outside the 100-foot buffer zone, with only the driveway, part of the garage, and some rear grading entering the buffer area. Commissioners added a condition requiring roughly 100 feet of four-foot-high, high-visibility plastic snow fence along the wetland boundary so that construction trucks would clearly see the line. Murray disclosed that perc tests for the septic system had not yet been run due to rain-saturated soils, with testing planned for later that week. The commission also accepted draft minutes from its July 25 meeting and noted its next hearing-bearing meeting will be September 5, when a pending gas station application at 11 South Road is expected to have enough information to proceed.
