Pepperell Conservation Commission Approves 14-Unit Mixed-Use Development at 1325 Main Street

PEPPERELL — May 13, 2026 — Pepperell Conservation Commission approves 14-unit mixed-use project, continues industrial building over DEP stormwater dispute. The commission unanimously approved a notice of intent and land disturbance permit at its May 13 meeting for AJM Construction's proposed development at 1325 Main Street, which includes two seven-unit multifamily buildings and a commercial building, after receiving a clean peer review letter from TEC and Planning Board approval the same week. A separate application for a 21,000-square-foot industrial building at 600 Woburn Street, filed for Pepti Corporation by engineer Gene Sullivan of Wilmington, was continued to June 24 after the Massachusetts DEP flagged that the proposed infiltration basin sits within 50 feet of an adjacent wetland — a comment Sullivan called the first of its kind in his career. The commission also granted a minor modification saving applicant Taylor Goudreau roughly $30,000 by substituting a VersaLock retaining wall system for an originally permitted shear wall, issued a certificate of compliance for Kazajian Enterprises at 2512 Main Street following a 93-square-foot reduction in impervious area, and issued negative determinations of applicability for deck replacements at 8 Maplewood Road and 287 South Street.
