Pepperell Conservation Commission clears Maple Street demolition without full wetlands filing

PEPPERELL — November 19, 2019 — Pepperell Conservation Commission unanimously approved a house demolition and rebuild at 29 Maple Street, finding the project does not trigger a full wetlands Notice of Intent. Dan Wolf of David Ross Associates represented applicant B Squared Corp., owned by Peter and Paul Bradley, who plan to tear down a deteriorating home on the six-acre lot and construct a new single-family house, with only a corner of the new structure and minor grading falling within the 100-foot wetlands buffer zone. The commission issued a Negative Determination Number 3 under the Massachusetts Wetlands Protection Act, also finding the work allowable under the local wetlands bylaw, and conditioned the project informally on allowing the area inside the 50-foot inner buffer to revegetate naturally rather than be maintained as lawn. The commission spent the balance of the meeting on the River Road conservation area, where parking signs are being removed by visitors within days of posting and vehicles are regularly driving onto a Nashua Conservation Trust easement that permits foot traffic only — a problem members described as ongoing and so far unresolved.
